Frequently asked questions

One place for the questions buyers ask about new construction from Las Olas to Hillsboro Beach, and about what we can source when the right property isn't on this site yet.

Straight answers, kept current

Shore & Skyline is built to be the one place to go for new-construction condominiums in Fort Lauderdale, Pompano Beach and Hillsboro Beach. The answers below cover how the site works, how buying pre-construction works in Florida, and what happens when what you want isn't one of the buildings listed here. Every figure on the property pages is checked against a dated developer source; see How We Verify.

Shore & Skyline

What is Shore & Skyline?

Shore & Skyline is a single, independent reference for new-construction luxury condominiums from Fort Lauderdale to Pompano Beach and Hillsboro Beach. Every tracked building has one page with the same checklist: developer, design team, unit mix, sizes, pricing from the developer's current sheet, deposit schedule, estimated HOA, rental and pet policies, amenities, floor plans and delivery estimate. The point is that you can compare buildings on the same terms in one place instead of piecing it together from twenty sales sites.

Is the site independent of the developers?

Yes. Shore & Skyline is published by Ray Vorell, Principal Broker Associate at Compass Florida LLC. Ray does not work for any developer and no building pays to be listed. Buildings are included because they exist in the market. Where a developer supplies renderings, floor plans or price sheets, they are credited as such and dated.

How current is the information?

Each property page carries a "Details verified" date. Developer sales teams are contacted monthly for pricing, inventory and construction updates, every building is re-checked quarterly, and corrections are made the same day they are confirmed. Pre-construction figures still change without notice, so anything you plan to rely on is confirmed directly before you sign. The full process is on the How We Verify page.

Who is Ray Vorell?

Ray Vorell is a licensed Florida real estate broker (license BK3158221) and Principal Broker Associate at Compass Florida LLC, in the business since 1999 with more than 200 closed transactions and two decades in East Fort Lauderdale. He founded Shore & Skyline and leads its team.

Buying new construction

What does "pre-construction" actually mean?

The developer is selling residences before the building is finished, often before it breaks ground. You buy from floor plans, a model residence or a sales gallery, sign a developer purchase agreement, and pay deposits in stages while construction proceeds. Closing happens when the building receives its certificate of occupancy, which can be two to four years after contract.

How do deposits work?

Each developer sets its own schedule, typically a percentage at contract and further installments at milestones such as groundbreaking and top-off, with the balance at closing. Florida law requires deposits to be held in escrow, with limits on how much a developer may use for construction. The exact schedule for each building is listed on its page under Building Facts.

What does "From $X" mean on a property page?

It is the lowest published price on the developer's most recent availability or price sheet at the time the page was verified. It is a starting point, not an average, and it moves as inventory is released or sells. We show the date of the sheet it came from.

Can I use my own agent, or do I have to work with the developer's sales team?

You can be represented by your own agent. Most developers ask that your agent register you and accompany you on the first visit, so it is worth reaching out before you walk into a sales gallery. Ray works with every developer on the site and handles that registration.

Are the delivery dates reliable?

They are the developer's estimates and they move. Permitting, financing and construction schedules all shift, so a date on this site is the developer's current target, labeled as such. We update the page whenever the developer revises it, and we tell you plainly which buildings are finished, which are under construction and which are still on paper.

What should I know about HOA fees on a new building?

Budgets for new condominiums are developer estimates until the association is turned over to owners, and Florida's reserve requirements mean assessments can rise after turnover. We publish the developer's current estimate per square foot where it is available and note that it is an estimate. Ask to see the full proposed budget before you sign.

Can I rent out a residence I buy?

It depends on the building. Rental policies range from thirty-day minimums to six-month minimums with a cap on how many times a year a residence may be leased, and some branded buildings run their own rental programs. Each property page lists the current policy under Building Facts so you can compare before you commit.

Can I get a mortgage on a pre-construction purchase?

Deposits during construction are paid from your own funds; a mortgage, if you use one, is arranged for the closing once the building is near completion. Lenders generally will not lock a rate years in advance, so plan for the balance at closing with that in mind. Ray can introduce lenders who are familiar with new-construction closings in Broward County.

If you don't see what you're looking for

I'm interested in a building that isn't on the site. Can you help?

Yes. The 21 buildings here are the ones we track in depth, not the limit of what we can source. If you are looking at another development, a resale condominium, a waterfront house or anything else in South Florida, tell us what you have in mind and we pull the current information and arrange the showing. New construction, resale or otherwise.

I need to sell my current home first. Where is it?

Anywhere. If your home is in Fort Lauderdale or nearby, Ray lists it himself. If it is in another part of the country or abroad, we place it with an experienced Compass colleague in that market, through Compass's national network and its international partners, and we coordinate the sale with your purchase here so the timing works. Details are on the Sell Your Home page.

I'm just exploring and not ready to buy. Is that fine?

Completely. Most people spend months reading before they tour anything, and the site is built for that. When you want a conversation, a private briefing on one or two buildings takes about half an hour, in person or by video, and there is no obligation attached to it.

Working with us

What happens after I send an inquiry?

Ray reads it and replies personally, usually the same day, with a direct line rather than a hand-off. If you named a building, he pulls the current availability and pricing from the sales team before he answers so the conversation starts with real numbers.

What is a private briefing?

A short, structured walk through one building or a handful of them: current availability, the actual price sheet, the deposit schedule, HOA and rental policies, what is finished versus rendered, and how the building compares with its neighbors. It is the conversation most buyers wish they had before the first sales-gallery visit.

Can you show me a finished building instead of a rendering?

Yes. Several buildings on the site are complete, with developer inventory and resale residences available to tour. Walking a finished building is often the fastest way to calibrate what a rendering is promising elsewhere.

Where should I start if I don't know the area?

The neighborhood pages are the place to begin: Downtown and the New River, Flagler Village, Fort Lauderdale Beach, Las Olas Isles, Rio Vista, and Pompano and Hillsboro Beach each have a guide with the buildings in that area. The Yacht Life page covers marinas and ocean access if boating is part of the decision.
